Position Overview

Under immediate supervision this position visually inspects building to ensure facility is maintained in a clean and orderly manner; sweeps, mops, vacuums and sanitizes floors; inspects facility grounds to ensure it is free of paper and debris; cuts and trims grass and maintains flowers and shrubbery and performs additional tasks in support of the  department as needed or upon request.

Qualifications Required

Knowledge of building and grounds maintenance procedures to include inspection and equipment/tool operation. Knowledge of organization and operational procedures of maintaining Public Works Department. Knowledge of  policies, rules and regulations of the City of Phenix City.  Knowledge of basic horticultural care to include plant  maintenance and fertilization. Reading skills to comprehend forms and other non-complex material.  Writing skills to prepare simple forms and document records. Verbal communication skills to converse with supervisor and co-workers.  Math skills to add, subtract and perform simple calculations. Skill to operate cleaning equipment to include vacuums, buffers and floor strippers. Skill to operate lawn mower to cut and maintain grounds around public works facility. Skill to operate string trimmer to trim grass in areas not easily accessible by mower.  Ability to comprehend oral or written instructions and complete assigned tasks. Ability to work under immediate supervision and carry out standard procedures. Ability to work as a member of a team.  Must have valid driver’s license.

Physical Qualifications Required

Must be dexterous enough to use hands and fingers to grasp and manipulate tools and/or equipment; must hear well enough to receive communications over a two-way radio (hearing aid acceptable);  must speak clearly and loudly enough to be heard and understood in person and/or over two-way radio; must be able to withstand exposure to the elements to include extreme heat and/or cold;  must pass a pre-employment drug screen.

Qualifications Preferred

Prior janitorial experience preferred.

Job Summary

Under immediate supervision visually inspects building to ensure facility is maintained in a clean and orderly manner; sweeps, mops, vacuums and sanitizes floors; inspects facility grounds to ensure it is free of paper and debris; cuts and trims grass and maintains flowers and shrubbery and performs additional tasks in support of the  department as needed or upon request.

Duties & Responsibilities

A. Building Maintenance (35%) – Visually inspects restrooms to ensure area is clean and orderly; restock supplies as needed. Sweeps and mops floors and stairwells with sanitizing solution. Empties receptacles, and replaces trash bags. Cleans and dusts break room and conference room, empties and removes trash and ensures area is clean.   Vacuums office area and arranges furniture and dusts light fixtures. Removes trash from offices, and replaces trash bags. Records tasks completed on a job sheet for inspection by supervisor.

B. Grounds Maintenance (45%) – Visually inspects grounds and removes paper and debris near and around building and disposes in trash receptacles. Uses a push mower to cut grass around Public Works Building and Engineering Building. Uses a string trimmer to cut grass and trim weeds not easily accessible by mower. Removes weeds from flower beds and trims shrubbery as needed.  Cleans, maintains and stores grounds equipment and tools. Waters, fertilizes and maintains flowers around shrubbery.  Notifies supervisor when equipment needs refueling.  Takes mower and string trimmer to mechanic shop for repairs and maintenance.

C. Services to Department (20%) – Sets up and arranges chairs in conference room when needed for meetings, conferences, and special events.  Records gas meter readings daily and forwards to administrative office.  Washes exterior of vehicles using steam cleaner, brush, and cleaning solution to ensure they are free of mud, dirt or debris. Maintains interior of vehicles by removing loose paper or debris; cleans vinyl and upholstered areas using a damp cloth.  Runs errands to pick up supplies, tools, or to make deliveries.  Notifies supervisor of need for additional cleaning supplies or equipment. Assists in other departments as needed. Performs additional tasks as assigned or upon request.

Credentials and Experience – Have high school education; GED or equivalent training and experience. Hold valid state issued driver license.

Special Requirements – Be willing to comply with City of Phenix City policies and work rules.  Be willing to work during non-duty hours, holidays and weekends when necessary if required. Be willing to follow appropriate safety procedures and wear appropriate safety equipment.
