Position Overview

Performs skilled mechanical maintenance duties in the inspection, repair, installation and alteration of heating, ventilation and air conditioning systems and related equipment as well performing preventative maintenance and routine servicing of equipment. Duties include diagnosing the source of malfunction in HVAC systems and ordering replacement parts needed and making necessary repairs to restore full function of the HVAC system; inspecting units for proper refrigerant levels and adjusting if necessary; performing routine inspections of components of HVAC systems for cleanliness and proper operation and maintaining a service log on HVAC units throughout the City. Performs additional related tasks as assigned or upon request.

Qualifications Required

High School Diploma or GED and two years HVAC experience OR appropriate combination of training and experience. Must have valid driver’s license. Must be HVAC certified with EPA or the Alabama Board of Heating, Air Conditioning and Refrigeration Contractors. Knowledge of machine and tools including their designs, uses, repair and maintenance. Knowledge of the operation and procedures of the Building Maintenance Division. Knowledge of building codes. Knowledge of the City of Phenix City procedures and work rules. Reading skills to comprehend work orders, plans, blueprints, specifications, wiring diagrams, technical manuals and related material. Writing skills to complete forms, prepare bills of materials, compose narrative reports and similar documents. Math skills to solve problems involving calculating voltage, compute dimensions, prepare bills of materials, convert units of measurement and perform related shop calculations. Verbal communication skills to explain technical information. Skill in the use of tools used in the installation and repair of HVAC systems and related components. Advanced skills in electrical maintenance and plumbing to perform HVAC installation and repair. Safety skills to follow approved procedures and minimize risk of injury to self and others. Ability to work independently with minimal direction. Ability to cooperate with coworkers and work as a member of a team. Ability to work independently with minimal direction. Physical Qualifications Required

Must be dexterous enough to use hands and fingers to grasp and manipulate tools and/or equipment; must be agile enough to climb in and out of truck to load and or unload necessary equipment as well as climbing ladders; must be able to work in various environments including confined spaces; must hear well enough to receive communications over a two-way radio (hearing aid acceptable); must speak clearly and loudly enough to be heard and understood in person and/or over two-way radio; must see well enough to safely operate equipment; must be able to lift up to 70 pounds ; must be able to withstand exposure to the elements to include extreme heat and/or cold; must pass a pre-employment drug screen.

Job Summary

Perform skilled mechanical maintenance duties in the inspection, repair, installation and alteration of
heating, ventilation and air conditioning systems and related equipment; perform preventive maintenance and routine servicing of equipment.

Duties & Responsibilities

A. Installation and Repair (50%) – Diagnose the source of malfunctions with the HVAC system, order replacement parts needed and make necessary repairs to restore full function of HVAC system. Repair/replacement of equipment or parts include thermostats, automatic switches, fan controls, log switches, damper motors, louvers, relays, filters, controls, belts, compressors, heat exchangers, high limit controls, pressure controls, safety valves, and automatic gas valves.

B. Preventative Maintenance (40%) – Inspect units for proper refrigerant level and adjust if necessary, Clean dirt, leaves and debris from inside cabinet, Inspect base pan for restricted drain openings and remove obstructions as necessary, Inspect coil and cabinet and clean as needed, Inspect fan motor and fan blades for wear and damage and lubricate as needed, Inspect control box, associated controls/accessories, wiring and connections to include contactors, relays, circuit boards, capacitors, sump heat and other accessories. All control box and electrical parts should be checked for wear or damage. Inspect compressor and associated tubing for damage. Inspect and clean blower assembly (includes blower housing, blower wheel and motor), Check combustion blower housing for lint and debris and clean as necessary, Inspect evaporator coil, drain pan and condensate drain lines and clean as needed, Inspect heat exchanger or heating elements. Maintain service log on HVAC throughout the City.

C. Other Services to Department (10%) – Sweeps and cleans maintenance shop. Assist in other areas of Building Maintenance as needed. Performs additional related tasks as assigned or upon request.

Must be HVAC certified with Alabama Board of Heating, Air Conditioning and Refrigeration Contractors and maintain certification throughout employment. Must have valid driver’s license.

Special Requirements – Be willing to comply with City of Phenix City policies and work rules. Be willing to work during non-duty hours, to include weekends and holidays.
